questions
How do we register French tourist rental for classification?
The process requires contacting an accredited body
Reader question: Can you give guidance on the process required to obtain a rating classification for a rental property?
The process of classement, which results in a recognised star rating, is done by contacting an accredited body that can carry out an inspection.
Note that you do not need to go via the website of Atout France, which offers an online procedure for some other kinds of accommodation such as holiday villages, hotels and campsites.
It is not mandatory to classify your property, although you do need to ensure it is registered with the local mairie. However, having it officially rated can help increase visitors. For example, local tourist offices often help to promote classified accommodation in their areas. It can also have tax advantages.
The rating, for an award of one to five stars, lasts five years once obtained.
To apply, check firstly if the accommodation is in a block of flats, that there is nothing in the copropriété rules stating that it should not be used for a furnished holiday let. Note also that certain communes have complex rules around holiday letting, requiring in some cases an application for a change of use.
You can then organise a visit from a local accredited or approved body to come and assess your property for classification.
See the lists here and look for an organisation in your area.
You should submit an application form to the organisation of your choice.
The rating depends on 133 criteria, including level of equipment and services, and eco-friendliness.
Costs are set by each body, meaning they can vary depending on location and property type. In the rare case that there is no suitable accreditation organisation in your department, you can contact one from a neighbouring department to carry out the check.
Once the visit has been made, the body must provide an inspection certificate within 15 working days.
After this, the service will officially issue you with a rating, and your rental will be included on a register for classified properties in your area.
