French property: what does €100,000 buy you without need to renovate?

Housing prices in France have doubled in the last ten years but there are still bargains to be had. Here are 10 lower priced properties that fit the bill

Housing prices in France more than doubled (up 100.5%) between 2010 and 2020, according to UK credit website Money.co.uk

However, you can still find good deals.

From village houses to stone cottages, we have compiled a list of ten properties being sold across France for €100,000 and less that do not need much, if any, renovation.

Village House - Le Ham, Mayenne, Pays de la Loire - €79,950

This 90m² village house in Le Ham consists of two bedrooms, two bathrooms, a kitchen, a full-height living room, a separate dining room and a mezzanine. It also has a south-facing terrace, a garage and 569m² of land.

Le Ham is a small village in northwestern France with a population of just under 400. It offers many kilometres of hiking trails and has 11 active associations to keep inhabitants busy.

Rennes Bretagne (RNS) airport is an hour and a half’s drive away.

Apartment - Draguignan, Var, PACA - €99,958

This 50m² one-bedroom apartment is spread over the third and top floor.

Draguignan has a population of over 40,000 and is located less than 30km away from the French Riviera. The town has kept many of its medieval influences, as evidenced in its clock tower, chapels and ancient houses.

The area is very accessible – Toulon/Hyères (TLN) airport is only 55km away, Nice (NCE)  airport is 61km away and Marseille (MRS) airport is 100km away.

Detached House - Confolens, Charente, Poitou-Charentes - €60,500

This 123m² detached house in Confolens has two bedrooms, two bathrooms and 965m² of land. It is located close to the town centre, with a wide range of amenities.

Confolens is a medieval town with around 2,650 inhabitants. It is home to the famous Confolens International Folklore Festival, which takes place every August. Around 600 artists from across the world put on music and dance shows to showcase popular traditions from their home countries.

Limoges (LIG) airport is only 42.5km away, which is about a 40 minutes’ drive.

Village House - Estagel, Languedoc-Roussillon, Pyrénées-Orientales - €100,000

This 60m² village house in Estagel is spread over three storeys and has a 14m² terrace on the 4th floor. It has one bedroom and a garage, which is a two-minute walk away from the main property.

Estagel is a village with just over 2,000 inhabitants, located in the south of France. It is a 25-minute drive inland from the city of Perpignan and about an hour’s drive to the border with Catalonia.

Estagel is a 25 minute drive or a bus ride from Perpignan, which has its own airport (PGF) and train station.

Apartment - Bagnères-de-Luchon, Haute-Garonne, Midi-Pyrénées - €89,000

This one-bedroom 39m² apartment is on the second floor of a traditional townhouse building with nine apartments in total. It has a north-facing balcony with views of the mountains and a cellar.

Bagnères-de-Luchon is a spa town in the Pyrenees with just over 2,000 inhabitants. It is popular for its thermal baths but also sports such as skiing, paragliding and canoeing.

The town is around 2.5 hours by train from Toulouse, which has one of the biggest airports (TLS) in the area.

Stone Cottage - Jarnages, Creuse, Limousin, Nouvelle-Aquitaine - €81,400

This 71m² stone cottage in Jarnages features a living room with an open fireplace, two bedrooms, a kitchen, a bathroom and a separate toilet. It also has an attic which can be converted into one or two bedrooms and two garages on a separate piece of land.

The total land size of this property is 3,460m², including an attached garden, over 2km² of woodland and several pieces of land.

The farming village of Jarnages has an estimated population of 424 inhabitants and is located in central France. Creuse is a traditionally rural area with plenty of historic buildings.

Limoges (LIG) airport is 112km (an hour or so’s drive) away.

Pied-à-Terre - Val-d'Oire-et-Gartempe, Limousin, Nouvelle-Aquitaine - €49,900

This stone cottage in Val-d'Oire-et-Gartempe is a traditional 19th century home with two attached barns. It is a 75m² south-facing property with two bedrooms and the possibility of being turned into a gîte. It is completely renovated.

Val-d'Oire-et-Gartempe was established in 2019 by merging the former communes of Thiat, Darnac, Saint-Barbant and Bussière-Poitevine. The population is just under 1,800 and the local area is popular among lovers of the countryside due to its meadows, lakes, and rivers. It is known for scenic walks, hiking and watersports.

Limoges (LIG) airport is just over 55km away, and the closest train station, Lathus, is located a 14 minute drive away.

House - Louzignac, Charente-Maritime, Nouvelle-Aquitaine - €99,500

This two-bedroom, two-bathroom 80m² home has a large kitchen and spacious living room. It has tiled floors, exposed stone walls and a fireplace. There is also space on the landing for an office or computer area. It is a short cycle from the local bar/restaurant and 8km from the nearest town.

Louzignac is a village in south-west France with under 200 inhabitants. Charente-Maritime is known for its beaches and vineyards, and Pineau and Cognac are particularly linked with the local heritage.

Angoulême train station, which is just over an hour’s bus ride away, receives trains from cities including Paris, Bordeaux, and Limoges. Angoulême also has an international airport (ANG).

Village House - Pionsat, Puy-de-Dôme, Auvergne - €33,000

This 58m² village house in Pionsat has two bedrooms, one bathroom, a large living room and a kitchenette. The attic is not accessible but an opening can be created.

Pionsat is a municipality in central France with just over 1,000 inhabitants. The Puy-de-Dôme region is one of the most visited in Auvergne and is known for its greenery and hiking trails. It is also home to the Puy-de-Dôme volcano, which is one of the 33 ‘Grands Sites de France’.

The closest airports are Clermont-Ferrand Auvergne (CFE), at 51km away and Limoges (LIG) at 120km away.

Village House - Pionsat, Puy-de-Dôme, Auvergne - €98,000

Also in Pionsat, this three-bedroom terraced house comes with a barn and a garden. The house itself is 110m² whereas the garden, which includes a small stream at the bottom, measures over 1000m².

The property also has a large attic which can be converted into bedrooms or a playroom.
