AN ONLINE simulator can tell property owners what insurance to take out against tenants not paying.

The simulator, run by advertising site LocService.fr, takes details such as type of property, profile of the tenant, rent and date of entry and works out if the garantie loyers impayés or garantie des risques locatifs is better.

A study by the Agence Nationale pour l’Information sur le Logement on unpaid rent claims said the average was five months’ rent owed.
